Have any Air BnB Advice for a beginner?

We're putting a tiny house on our large plot property to use as an air bnb. Does anyone have done advice of what they've drive that worked or didn't work for them? Any major mistakes to avoid? Books to read?

List on both airbnb and vrbo.  Don't overthink it.  Find a good cleaner and maintenance person.   Use a pricing engine.  Remember to make things to guest's expectations and not yours.  Be ready to pay for broken things and build it into your price.  People that tend to ask for discounts also tend to treat the property rough. (In my market)  Stick to your refund policy.  Remember this is a business and they can buy travel insurance if they want.  Be clear with your amenities in your listing - wifi, smart tv, hot tub, etc.  You don't have to allow early check in or late check out.  Ring cameras are good to double check your guests and cleaners.  Dont have a big rule book - people that are rule breakers won't care and those that will care will be annoyed.  Don't plan on winning damage complaints - you can but it's hard.

just do it and you'll pick it up as you go.  It's not rocket science!
