The auction started this morning and the price has already went up 5k.

I got a text from a tenant this morning that basically said:  The tub is draining slowly, I called a plumber and he charged me $300 to snake the drain.

I walked through yesterday, put in an offer right away after hearing it had been shown over 15 times already and had my offer accepted this morning!

Morning All,I own a multi unit property in Cincinnati ,this is my first  rental property and I don't know if I should sell it or keep it. here the rundown why Im on the fence.first thing I did was take action, but the actions I took were all wrong. lol1. tried to wholesale the property,got it under contract for 25k. later found out that it had foundation problems so I ended up buying it for little or nothing.2. did a soft search with a title company , findings were 8k in property taxes.3. did a warranty deed transfer and recorded it with county , Now i officially own it.

I will only post 1 thing as to morning be redundant.  

So I’m writing this post this morning to give a little bit of insight on my experience so far.I literally found out what real estate wholesaling was less than 7 days ago and I’m already head first into the business.I have a very basic knowledge of the market and how most things work from watching my father handle his RE investments growing up.

Soft costs, like your architectural fee, civil etc.?

I currently have clients that come at 6am so I could only do mornings and I guess nights also, while loosing my afternoon clients.

The 12 year old comment comes from a place of concern for a focus on test score and "grades" instead of social emotional, soft skills, communication and community.
