It might be easier to look for a partner to put up the capital if you find the deal manage the renovation and other time intensive activities.

Is he a GC and they fall out of his truck bed, is he doing work projects in the dwy, there must be something specific...So first thing is if the other tenant is causing this, then they should be paying for any repairs and tire replacements.

The GCs we use on our commercial projects have no interest in the land development (raw land -> lots salable to homebuilder) projects we are looking into.

I will essentially be managing the entire property/collecting rent and my friend will not have to lift a finger. 

I'm curious, Is this PM out of touch with reality OR on how rental property owners, that don't self-manage, feels?
