That is not acceptable in any way no matter how great the tenants are.

We would never accept a contract where the buyer’s preapproval was only from some online company (rocket mtg being the worst, and a non starter for us).

As already stated, Mobile home communities are not the preferred housing solution in most cities but since your potential lot is in a mobile home area, the city council may be more inclined to accept.

So if you find one that handles the top 3 of your wants that might be great and you may have to accept the poor way they handle the other one. 

But if they say no, don't leave, don't accept or don't answer then hire a good local attorney and be a good student.  

I have recently switched from Cozy to Zillow rental manager for accepting payments from my Tenant.

I tried posting it on Zillow/Trulia through the Zillow Rental Manager, but it rejected the listing and said Room Only listings are not accepted.
