The zoning commission declined my effort for the trivia "every property must have 120 lineal feet exposure to the street - - yep, dividing would yield only 100ft.Too bad as that killed an effort to bifurcate the property and sell them independently and control capital gains :sigh:

You're exactly where a lot folks around here WANT to be in a decade or two, completely financially independent, etc, and I don't see why you'd want to risk that (& any investment property is a risk).

I would recommend going to the small independent local granite contractor as opposed to Lowes or Home Depot as they do have minimum on the square feet of granite that you would be required to buy.

Also, if I were "on" the cable bill, then the tenants would likely need to contact *me* if their internet went down . . . but since I have nothing to do with it, they can (and do) handle those sorts of issues independently
