HOA is pricey from what i hear, but covers snow removal, lawn care, all exterior repairs.

Interest rates have been artificially low for the last decade. 

The good news is that they are usually easier to purchase and the HOA handles exterior maintenance so you're not getting on tenants about mowing the lawn.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I have had numerous headaches (lawn and trash not kept up to my standards) and unfortunately a subletting breach to the lease agreement.

Others where they don't care and your lawn mower may disappear from your front lawn while you are threading the trimmer (ask me how I know...lol) so do your homework and dial in the comps to a few blocks not a half mile and same street if you can.
