This will be the easiest for you but he might not be motivated to do this.You can put in a low offer to him that the understanding you will take care of his 'problem' but you can't offer as high of a price.

Yes the house is done and looks beautiful however i did not put in the HVAC and hot water heaters as we do not do that until the day of tenant move in.
