This will be the easiest for you but he might not be motivated to do this.You can put in a low offer to him that the understanding you will take care of his 'problem' but you can't offer as high of a price.

Yes the house is done and looks beautiful however i did not put in the HVAC and hot water heaters as we do not do that until the day of tenant move in.

@Jerryll NoordenI would definitely consider it 50/50 If this deal was in my area (NJ/NY) and I can be involved, although I would want you to put in at least 10 percent.

It should be fairly simple for a contractor to put in a to code vent if you are not handy.

As a newbie who only recently put in her first offer,  I can say I see the terms "creative financing" vs "traditional finance" often.

The reason I stick with him though is because he's put in a lot of time for me and hasn't seen a dime so far as a result.

As a wholesaler this market is great because the ones that do put in the work and find great deals they sell super fast and word gets around pretty fast which wholesalers have the quality properties and know exactly how to structure the deal to make it a win/win for all parties involved.
