The Utah State Legislator passed a law last year overriding all HOA's allowing Primary Residences to have rentable ADU's.

just curious - why the inheritance tax was not paid at first place when you acquired the estate property,  instead it was paid after 5 years when you attempted to sell. also the 6% annual interests included these 5 years duration?  

My wife is a licensed RE salesperson in MD and VA, I'm an avid "hobbyist".

We came into land from doing mobiles, rehabs and now do a few modular projects each year.
