Make sure, as Kathy said in her post, to request a breakdown of costs when you speak with your landlord.

I would speak with a couple of different local real estate agents, let them know you're interviewing a few of them, and have them give you a range of the value.

But that's just me speaking from 30+ years in the trenches. 

Typically speaking, a licensed agent can only pay a referral fee to another licensed agent, and any and all payments of any kind to a realtor must be paid through the broker they hang their license with.

Withholding rent is a unforgivable offence in my books and clearly indicates a entitled individual that needs to be terminated with prejudice. 

There are also other software available but I can only speak of what I have experience with.
