There are several types of fall back positions that you can use in a pinch as well including - pocket listings, fractional 1031 compliant properties, and also the option of simply not completing the 1031 and eating the tax. 

Very high risk and far from dependable.In your position I would be looking to flip homes for the next ten years.

I figured the best thing I could do is just learn as much as possible and little by little save some more money, which is kinda hard on my salary, but I can save some by being frugal...

The primary has a small amount of equity (lower rate) and we could swing the payment on my current salary.

My goal is to continue to sharpen my tools, learn from all of you fine folks, position myself to find that 1st deal, and be a contributor to the community in any way possible as a way of saying thank you for all that BP has already done for me!

Hey @Brianna Williams - There are a ton of really positive aspects to Seller Financing!

The only positive is that this tenant has a huge deposit, whereas the other tenants didn't, so I could use it towards the balance if she does leave.
