Lele H. Great Stuff Foam used intead of end cap ? Dangerous ? Okay ?

It's not likely dangerous - while Great stuff is flammable - the hot air in your duct line will not ignite it.What may happen is the foam will eventually loosen over time with the repeated expansion and contraction of the vent pipe and the seal will fail.

I do have a couple who call me frequently to say "Let's offer $100k on 123 I'm Dreaming Ln.," but I would go crazy if I had more than two who did this.

Or, more frequently than not, they would want to "upsell" me to things that were easily $500k above my cap, also known as total time wasters.I knew that I could do it better, and really focus on servicing a select number of clients, and specifically, other investors.There are a _LOT_ of 'hidden' costs associated with being an Agent and other not-so-obvious requirements.I'll be more specific than everyone else here so you can really make that decision for yourself.

We managed to get by and held on to properties and watched them return through the 2011-2016 run up.To very worried noobs: if you're afraid of a big crash just dissolve the assets and then repeat... that's what the big successful investors do.
