Remember you represent the client if you have a listing agreement signed as seller agency.

There are discount brokerages out there that will reimburse buyers or charge 1% listing fees, their clients get what they paid for. 

If it was explained wrong or explained correctly but interpreted wrong is where my worries are.Anyone have any clients get audited or go off the rails and not follow advice and get spanked by the IRS?

Also, what are some other good target clients other than FSBOs and expired listings (I've called the majority of those in my area).
