However, even if it addresses it and says something along the lines of, “tenant is responsible for repair to HVAC under any circumstance,” does not mean that the language in the agreement is legal under PA law (just because something is in a contract - and agreed to in writing - does not always mean that it is legal if local laws may exist that specifically say that it is not legal.)

It takes guts to do what you did but in order to succeed, I think you need to speak to someone who can provide you with better financing options in order to get out of paying future credit card interest rates especially if good tenants become bad ones which is so often the case.

Community banks work better, in my experience - the loan officers are more often willing to understand your story instead of being forced to check the boxes like loan officers at big banks.

@Alex Silang I am not claiming to be an expert but I think your best bet would be to look for a turnkey provider in a place conveniently close to you and see if they would be willing to give you a role in what they do - maybe doing something you are already good at, so they benefit, and in return you see and learn what they do.I am suggesting this because in my line of work there are many many people with academic and theoretical knowledge but they often haven't ever really applied any of it.

There could be a lot of different things that can happen that could delay it and I have found there are often delays; rarely do these types of things happen ahead of schedule versus the chance of them being behind.
