Purchase price: $1,600,000Glen Plaza is a 24-unit, 1978 built C class apartment complex in North Dodge area of Tucson AZ.

The numbers I'm pulling are north of $3000/month which would equate in solid cash on cash, and cash flow with 25% down on $489k property.This home was built in 1925 but very updated across the board from interior, exterior and major things like new roof in 2012, new AC in 2015, and new plumbing / electrical in 2017 - BUT, this was built in 1925 and still at the back of my head.

I was paying $1450/month until March for a pretty high-end 1 bedroom near Urban Center and saw ads at the time for like $850 to rent a 2 br house about a mile from where I was. 

We can't take a house nor the money with us when we leave this planet and as long as I have one meal a day and a dry cardboard box to sleep in I don't worry about material things nor money.

We have heard bad things about Colfax, but not especially the North Aurora Division/Hanover where the house is.

In Feb of this year, we purchased a ST vacation rental condo on the beach in FL.We currently have a $1MM umbrella policy and started a relationship with an asset preservation attorney because we are going to start looking for another long term rental in the north metro atlanta area to try the BRRRR method.He is suggesting we change our JT Rev Tst to two indv Irrev tsts (with us as the beneficiaries) -> the trusts will be the owners of a holding company, multi member LLC.
