Hi BP, I don't mind spending the extra money to have a RE Attorney create a lease for me if that's what it takes, but if a lease from LegalZoom covers all the bases then I'd be happy to save a couple hundred bucks...

That makes this year the year to focus on cash flow and I am spending the time I normally spend on buying/renovating focusing on improving cash flow by increasing occupancy and implementing cost savings.Since our historic occupancy is between 95 and 97% for mature properties, improving in that area is a steep challenge.Normally, we show our rent house via Open House.

If you take a small loss and it doesn't work you are still okay and can make it back off of your quality investments.If you are someone with just 10k or 20k then you can see it as a way to get the most bank for your buck.
