I currently have a friend (of a friend) looking to invest a few bucks and would like me to find the property (most likely buy and hold) and do all the work/managing of the property while she provides the money.

That makes this year the year to focus on cash flow and I am spending the time I normally spend on buying/renovating focusing on improving cash flow by increasing occupancy and implementing cost savings.Since our historic occupancy is between 95 and 97% for mature properties, improving in that area is a steep challenge.Normally, we show our rent house via Open House.

If you take a small loss and it doesn't work you are still okay and can make it back off of your quality investments.If you are someone with just 10k or 20k then you can see it as a way to get the most bank for your buck.

don't have mega bucks to jump in withone benefit of knowing how its done is knowing when someone is trying to take advantage If I own a property free and clear and time is not an issue(I understand it actually is as far as with help it could be flipped or rented faster ).

I probably won't need them to hold a mortgage on this one because there are so many liens that their payout will likely only be a few thousand bucks.
