I also accept PayPal and Venmo, but these take about 3 days for the money to transfer.I also have one that has an automatic ACH bank transfer. 

It is still a great time to buy, just make sure to link up with an agent able to walk you through the process and give sound advice to get an offer accepted.    

That doesn't mean to accept a deal with deeply low cash on cash, but if your normal standard is, say, 10%, try splitting the difference between that and inflation for a new target, which should open up some listings, even on-MLS, that can work for investment, with a little profit now and more profit later.

I try to pay less that half of what it would be if it had no issues, so 50% of ARV or less.These houses are sold with cash only for the sale, and often it is cash either immediately or within 24 hours of purchase acceptance. 

I'm trying to finalize a purchase but underwriting is not accepting my profit/loss statement and says it has to be certified by a licenced CPA.

We had over 10 showings within the first few days and a full price offer on day 5, which we accepted.

Locking this down just became a much more pressing matter becaaaauuuuuuuse....I offically just got my offer accepted on it today! 

Sending prayers that it is accepted! 

If you listed a property for $1000 and said in the listing, we will be accepting best offer by X date, then you could accept offers.

I always find 50 applicants and only find one that is acceptable like a diamond in the rough.
