So I decided to go online to find out what rich people do with small sums, like $10K.A Kris Kohn video appeared and he mentioned that you could buy a small business and possibly put only $10K down.I’ve found a few websites that caught my eye and there was a Pizza Place that appeared in my area.Now, I have significant knowledge working in an industrial kitchen because that was my primary job in the military, so I know what everything should look like, but I don’t have a lot of knowledge about a civilian Pizza shop directly.

Neighborhood is kinda between crap and up-and-coming, great location to larger employers but corner of a busy street, rehab ready kitchen and baths.

I'm envisioning putting in $25k worth of materials, which would give me new floors, new bathroom, new kitchen, expanded rear deck, drywall in almost the entire house, and updating HVAC and plumbing - this doesn't include my labor of course, but I work remotely, and July through October is my slow season, so it kinda falls into the perfect "pack the dog & your tools and go up to the house for 2-3 weeks to get some work done" calendar for me.

Even if you aren't required to provide a parking structure, I would highly recommend that you at least provide a gravel parking pad because cars will tear up your landscaping and leave deep ruts, especially in wet areas, and if you don't designate the specific area you want them to park, they can and will park anywhere!
