Cost is normally low for a low number of units, and they often include other perks like fee tenant screening or light legal advice.Bigger Pockets also sells forms for many states.Make sure you get something specific for your state/area. 

I have been able on some stuff to go direct to manufacturer. people I mentor do same thing they are shocked how much more goes in their pocket.

The biggest issue would be the cost out of pocket to roll it over.

The oblong holes are pocket screws and are weak. 

I recommend you setup a keyword alert here on Bigger Pockets for the word turnkey.

The sellers agent was pissed , she didnt want to see a price drop of $75K . ( less money in her pocket )  So when it came time for the apprasal , she missed being there and the appraser had to reschedule , there was an extra charge and I made her pay for it

You don't come out of pocket at all on this quick and easy method.If you're looking to make a move in the near future with your credit though, I would ask wash credit card company, before receiving the increase, if they require a hard or soft pull.
