@Steve Babiak I'm in awe that there's someone with less faith in humanity than me ; >  I took your advice (and that of @Marc Mittman and @David Krulac) and went without the gifts.Met with the first tenant (tenant, assuming she pays me on 01Feb, as agreed) and she seems awesome. 

They will work with you in tough times and you can appeal to them as human beings if necessary.  

So I'm wondering what people think about volunteering with Habitat for Humanity to learn about rehab and associated costs. 

The fractional types of investments can many times be sold by either securities dealers or realtors depending on type. 

It depends on the property though, for easy to value homes (subdivision with other similar models that sold recently and have consistent pricing) the computer will value and make the offer and send it out instantly, for more difficult homes humans will do the value and are supposed to send it out within 24 hrs but sometimes they get behind.

Florida seems to require you to have a physical business address that is large enough to park mobiles homes in order for you to get a dealer's license to sell mobile homes.

You have to be careful though because sellers (even banks, they have human asset managers) are emotional animals.

It's difficult not to let human sided creep in.

Just look at the slums in NYC and Boston when you concentrate a welfare stateTheir new slogans are "HOUSING IS A HUMAN RIGHT"  Their answer when asked how are you suppoesed to afford that?
