Refinancing without a W2 job

I currently own 3 duplexes, all of which I purchased while working as a full time UPS driver with conventional loans.  I no longer have a W2 job and I want to rehab and hold rental properties.  I have 70K in reserves, own my house outright (worth 225k), have no debt other than my rentals, but my income from my properties and another small business I own only cover about half of my living expenses.

Question:

Is a conventional loan to refinance these rehabs going to be next to impossible to get given these circumstances?  How difficult should I expect this process?  

And any tips or advice is welcome because this is unknown territory for me.
