I’m sorry that this happened to you. while i will defer to your expertise on the appraisal issues.. on the lending side these are non regulated loans.. you dont need a license in that state to do these loans ...

Needing some expertise!

Way beyond my expertise but seems unlikely to be a benefit.

I am pretty well versed in construction, (built about 30 homes in past) but need to refine my finance expertise.
