After a couple weeks, I did seem to find a seemingly good pre-foreclosure deal nearby me in the Northern San Francisco area, but once I dug in a little more realized that I did not know enough to handle a pre-foreclosure property.

I was contacted by a friend to help keep him out of foreclosure and I am not sure where to go from here.

Looking at a property in east Houston, in a small area (say 1 square mile, but is outside a flood plain), where out of 13 Zillow listings, 7 are listed as foreclosure or auction. 

I have a question regarding buying a property that is currently in foreclosure or better yet a property that is in the pre-foreclosure status.

Just start foreclosure and they'll refi and take you out.
