Instead, run your business in a professional manner, be polite-firm-fair, abide by the law, mitigate your risk, maintain proper insurance coverage, establish a sound rental agreement, enforce the terms of the rental agreement, courteously attend to tenant requests as they arise, understand the difference between tenant needs/wants and landlord needs/wants, set boundaries, maintain the property, and attend to issues in a timely manner.

(i mean of course an average agent should be familiar with this as well) but as an agent that has experience working for a top appraisal firm, i make sure to note differences on why 1 flip or rental got top dollar vs another or why certain areas are more appealing to investors or buyers (and i mean down to the block/street its on).Ask questions, some agents will get super annoyed and thats how you know theyre not right for you too.

@Tamlyn Shimizu you dont need a masters or even a bachelors for real estate however, if you have the money that is ONLY designated towards a masters degree, i personally would get my mba. its a waste to let the money sit there unused (unless youre allowed to use it elsewhere). if not, then invest in your knowledge and make grandparents proud. also, there are plenty of real estate companies, appraisal firms, etc that hire newbies and they're good places to learn!

unfortunately this is a problem with agents. i have agents that dont even respond when i, a fellow agent, let them know my client would like to submit an offer or set up a showing. im sure many start off great and then become terrible due to them thinking they already locked in your business. sometimes it doesnt work and whether you like them or not, at the end of the day you have time and money at stake too. stand firm and let them know of your concerns and see if they can come to terms. if not (make sure you didnt sign anything binding) and ask for a mutual release and find an agent that can provide you with the duties.
