Appraisers do apply judgement and are likely to favor a nicer looking house.

Are there favorable regulations in one area or another that will let you do something unique?

This seems like an awesome structure for flips and BRRRs since 7% is much more favorable (I think) then what I would get from a hard money lender myself. 

We can all agree that having credit card debt isn't favorable but if used correctly, it can add flexibility to the renovation project.

Again, we come off as doing them a favor, when in reality, we are still above market and the cost savings of not having to hire a landscaping service far outweighs the "savings" they are getting on rent.

We have it this way because our lead managers are offshore and manage the text message response, screen the responses and if the responses are favorable and worth being transitioned to our acquisitions manager then the acquisition manager will take over the lead.

In fact since the rent laws have changed in NYC (spoiler alert: not in the landlord favor) this exact scenario is paying out.

Problem is anyone you talk to is going to favor whatever they know.  

I always approach the owners as I am trying to do them a favor. :)
