Law/snow removal and how it affects rent

Has anyone had luck leaving lawn/ snow removal for the tenants? I'm assuming it would have a pretty hard impact on the price you can charge for rent as most people prefer not to be responsible.

Those who do have you ever served fee for tenants not keeping up?

I have it in the lease that they are responsible and I've only had problems once that I recall.  That was with mowing the lawn and a current tenant who I'm hoping is packing to leave.
