Moving forward I know that I can talk to a few HMLs so that I find one that fits my investment needs.

The VA IRRL seems like it would be a good option and fit for my goals. 

I'm not saying you can't make money, only that it's not like there is some list of properties that would be a good fit.   

Say if they come up with the money needed for the down payment and rehab but I took care of all the leg work, would that be something worthy of a 50/50 split or is like a 70/30 - 60/40 more likely to fit that bill?

I agree that if the deal works, the deal works....but if you fit a few financing boxes and have the choice, you of course want to go with the one that has the best and most suitable terms for the specific scenario at hand. 

@Danny Lambert if you download numbers on your Ipad, they have some good pre-created excel sheet.

Quite frankly I have no idea where a triplex fits into that, but I don't recall ever seeing a triplex in Round Rock.

Also, if it is possible in your area, see if you can fit some extra stalls that you could charge rent on.

The numbers work much better than my current location and fits our long term strategy.
