In regards to real estate agents, they could save a ton of time with staging/showings and even dealing with other agents if you buy a house from them off market.

@Brian Ellis but, will renting to someone with an aggressive dog breed or even one with a bite history make me liable and in able to be sues?

My clients who bought post 2022 are breaking even or in negative cashflow.

An apartment complex or even a small multifamily where 90% of the residents are paying market rent and 10% is legally set aside below market.

even with rents at $1600-1700, you'd be negative every month - add up all the expenses and you'll see. 

3 years ago when I first started my REi journey I thought I could do everything myself I’m big on DIY… (I did just that, I launched my first rental just like most of yall *BP,Youtube,books, I literally didn’t know what a mastermind even was , few months into my journey I started to feel stuck and couldn’t get the answers I needed. ran into a few of Jesse’s YouTube interviews and I was hooked on MTR (Travel nurses was topic during this time) I tried doing it myself and failed countless times and I wasn’t sure If I was even heading towards the right direction. 

I am now approaching 115+ days since assignment on my first 3 deals and because I am in NYS, my attorney tells me that I cannot even speak to buyer’s or seller’s attorneys due to “breach of contract”.I lost my first deal in fact because we were hindering on 130 days since assignment (should have been long closed) and the city decided to demo before we closed and were able to takeover in court.
