I see all kinds of work trucks and I deal with investors all the time, and I've always been curious about what various investors in those areas are up to and what strategies they use.

Many that I've talked to are now working their own acquisition strategies using call centers, etc. to take cold and warm lists to hotter and then focusing more time speaking directly with potential motivated sellers from those hot lists, rather than using a wholesaler (or any other middle man) to source deals.

Some MICs in Canada may diversify their portfolio to include anything from smaller second residential mortgages to mortgages for commercial development properties.I have found in my experience working with B lenders (i have a long list of them) is that each MIC has its own investment strategy. 

I have spoken with multiple investors who have chosen the out of state investing strategy and its definitely worth a try.
