What if you wouldn’t typically rent to this person (employment , credit score , etc) and now he’s on the lease, they split, and he’s a problem and won’t leave bc “he is on the lease”.

My concern is that the new tenants will still need to complete a move-in condition report and if I pay the leasing agent now, they will have no incentive to follow through with coordinating that upon move-in.
