To make matters even more complicated, we ALSO purchased our main living home in April 2012, and I also want to deduct the mortgage interest and all allowable fees for that property as well.I've tried doing this all in turbotax premiere, but it just doesn't ask the right questions or give the right options.Well, i'm sure I have not given all relevant info, or even asked the right questions.So please, need any more info, just ask.Please guide us, we're confused as hell.

Didn't know about them not liking real estate transactions.Another option, which is a little more complicated but allows you to use a bunch of payment gateways, is to purchase a reseller hosting account through someone like Hostgator (my current favorite).

If you're doing very basic projects where you can fire off the same list of fixtures over and over again, then a PM is fine - you don't need a real 'business'... if you start doing very detailed, very complicated, very sensitive construction work you'll either need a design-build GC...... or.... you'll need to build a design-build company to do that work.Be very clear on this - a GOOD design-build company is NEVER going to want to become beholden to you or any other individual investor.

i do have cash buyer ready to buy this property 2-question when i submit this offer i use my LLC I'm worry about my buyer ( somebody told me if use LLC to flip a property my buyer would not buy it from me because it gets complicated for the buyer the property will remain on LLC name not on the buyer name) any suggestions i will appreciated thanks.

The short sale process was a total disaster, I used an agent because I didn't know how to do it myself quite yet, but being out of state and having multiple people on the title made it complicated.

I am sure reading this it seems much more complicated than it is, but I just want you to realize there are more options than just Low balling offers, rehabbing the property, and selling it on the MLS for a quick turn around.
