He claims he must get rid of the properties asap due to financial hardships. 3 of the 4 are currently rented for 450/month and the 4th needs paint and a good overall cleaning and has past rents of 450 as well.

At first, I thought maybe I should start as a bird dog since it's easier, but then you look at the details, you only collect hundreds of dollars as a bird dog, while you can earn thousands by just doing some contractual work.

We had a similiar experience with a property management firm who gave back monies & then when we went into the houses, we saw what a quick and cursory look through they did--we found numerous items that required cleaning, repairs, etc --we took over the management and -even if it is a snapped off doorstop-the tenants are charged.

There are many ways the banks could improve their own situations but I guess it's easiest to create a horrible mess and then wait for Uncle Sam to clean it up.
