If the MLS stated the the square feet listed is "AS PER PUBLIC RECORD", you probably should have performed your due diligence and found out what it was.Usually during a purchase transaction, an appraisal is performed that will have more accurate sq ft numbers.

I guess if I had to come up with a specific question for now, it would be - when you are speaking to a motivated seller, what information do you gather from them, and how do you transcribe that information into offers (ie, real numbers) that should be profitable to you and agreeable to the seller?

Zillow is using other residential homes as comps though, so it's not exactly accurate.

They are only accurate if you put in the correct expense info, which you did not.

I could never get it done for 850.Make sure your repair costs are very accurate and keep in mind that even when you diy it's still not really "free".From the comps you offered the most I would pay for this is about 100k MINUS the cost of repairs.
