The web address links to a very brief video where I mention who I am, what I do, and the properties I'm looking for.The idea is that it generates enough curiosity for people to type in the address, and provides a different way of communicating to potential sellers.It gives them a face and a voice, which I think might be an advantage over simply writing something.What do you experienced marketers/wholesalers think of this strategy, and why?

I looked at the note and DOT and it was generated with a LLC as the lender and a different LLC as the borrower, both located in CA. the note is for 12.95% interest payable as interest only with a balloon in 2016.

SFRs are great, but they're even greater when you find a property that leverages multiple benefits - maybe it's a home in a commercially zoned area, maybe it's on the edge of another district, giving you options to rezone in the future, maybe it allows mother-in-law apartments, generating more income for you.
