Looking to invest in single family residential homes and/or possibly self storage.

A few more deets: I live in the San Antonio, Tx area and would like to invest locally I would also like to use as little of my own cash as possible IF IT MAKES THE MOST SENSE I've worked in construction all my life and I know how/what to do to get things done.

Trying to get as much information as possible to arm myself properly to take this big step.

When attempting to purchase a pre-approved short sale, is it possible to negotiate a lower purchase price?

In 18-months the damage will be somewhat limited and {hopefully} will not have had the opportunity to permeate the subfloor and structure {though that is a possibility} - you may just get away with a lots of cleaning and replacing finish flooring (like carpets).The longer they stay, the more expensive the repairs will be at move out.

Which possibly then even gave me the idea seeing if they would be willing to owner finance.

I've been trying to absorb as much information as possible.
