Looking for my first real property to invest in.

Hello my name is Ethan, I am 25 years old from Lufkin Tx and am looking for my first investment property. I have listened to at least half of the BP podcasts so far and have read Rich Dad Poor Dad, The Book On Managing Rental Properties, and a few others in preparation for my first real investment. I have saved $20,000 so far and I would like to invest it wisely. My wife and I are expecting our first child in February and would love to have some cash flow outside of our daily jobs. What is the best investment? Personally I have been interested in buy&hold property but I am open to suggestions. I am looking forward to learning as much as possible from the BP Forum.
