I just stumbled upon a company that has developed a sales funnel system and they seem to have a good product for lead generation and conversions. 

While location plays a huge role in determining if numbers work out for any deal, I like to keep an open mind.

Like is starting in the winter going to lead to a lot of down time?

My research leads me to believe that a specific mortar needs to be used, as the stone and antique brick are not as strong as modern day products/construction.  

We are debating between renting this home or selling to get into another deal, comparable homes in the area are selling for $120-130k leading us to believe we can profit about 50-60k, but we think we could rent for around 950 a month, netting about $250 of cashflow after expenses if we decided not to sell.

Sometimes this leads to astronomically high prices - if it doesn't sell at the high price point - the contract just expires, so the "seller" has ventured nothing and lost nothing.
