I am looking for if you were comparing these two what would make you lean one way or the other- ex. how much does the good vs not-so great school zone affect you when looking for quality tenants, vacancy rates, CapEx on a 2000 build vs 2017, etc.

@Ryan Evans I agree on knowing things before going to an agent, but I guess Zillow and RedFin makes it too easy to click on contact agent and have very little information about the neighborhood apart from assigned school.

I never cared for math in school,(NOW I CARE) but the more I dig in prospecting in 2020 going forward... the 'just go get a delinq tax/ect list' that every person tells every other person in real estate, is played out.

People will happily go where rent is cheaper, so I'm guessing outside of the city it's likely better schools/area, but renters care about their bottom line as #1.
