What @Russell Brazil said is spot on.

I'm comfortable paying 8-10% above the cost to the wholesalers, but some are 25-50% and that's nuts! 

A vacation rental in Hawaii or a very high end home can run close to 50% but, as you would imagine, the level of service provided to the property is much higher.Without knowing more about your rental, location, season, and the services the PM is going to provide, I'm not sure you can out-of-hand dismiss them as nuts.

Many times the benefits are over blown by the privacy nuts.

As a result, the home prices have been nuts in the area but there are deals out here.

So In Boise Idaho I can build SFH for $130 a foot but the land is nuts like $100k per house and I would make about 10%.
