I've seen HML's switch their criteria and even their rates mid due-diligence if the time between pre-approval and contract overlapped with Fed rate hikes or company-wide underwriting changes.With that being said, you just have to re-underwrite with the new numbers and make sure the deal makes sense to risk the extra EMD.
