Rent Rates in Leander & Cedar Park Areas near Austin, TX

Hi, 

I'm interested in doing some investing (remotely) in the Austin area, and I'm wondering if anyone with property management experience can speak to current rent rates for 3/4 bedroom / 2 bath SFRs in Leander and Cedar Park? I'm finding a wide range of offerings and some opinions that CL postings might be skewed. Initial assurances that rent to acquisition price might meet the 1% rule might not be the case. I'm doing as much independent research as I can, but wondering if someone with PM experience, or someone who has their own properties there might give some feedback. Thanks so much!
