If you are setting aside funds for capex, taxes, insurance, or other expenses that don't occur monthly, transfer those funds to Savings each month and hold them there until it's time to spend them.

For example, I often see Buyers purchase property thinking there is a $1,000 deposit but then the tenant claims it was $2,000 because they paid the last month's rent.

Doing so, with preliminary numbers, would reduce our monthly income by a $150 or so since we would have a mortgage on the cash house plus the new house.  

As the screenshot the renter provided only has three months accounted for and is edited (due to the rent being grouped together), I am going to be reaching out directly to M******* to gather more information through complete bank statements and her insight on what occurred with the funds.

Considering tenants are more likely to move during the summer months, do you think it's wise to schedule leases to expire during winter months?

There is nothing wrong with your plan. 10 years ago, I inadvertly did it as I bought a home lost my job and move away within 4 months.

Am I right to read this is a $240k property that will generate $8,000 in monthly revenue?

Rents have remained steady for the past 12-18 months. 

I believe it is Global Wafers that has the other plant under construction already and seems like 2-3 months now.
