Hey Allen,

Great question! Tallahassee can be a good rental market, but it really depends on your goals and the specific areas you’re looking at. Here are a few things to consider:

Tallahassee, FL

  • Rental Demand: Being a college town with Florida State University and other colleges, there’s a steady demand for rental properties, especially near campus. However, student rentals can be a bit more management-intensive.
  • Market Prices: You’re right that homes can be pricey for their size. It’s important to carefully analyze the numbers to ensure you’re getting a good return on investment.
  • Appreciation: Tallahassee has seen steady appreciation, but it's not as fast-growing as some other Florida markets like Tampa or Orlando.

Alternatives Nearby

If you’re finding Tallahassee a bit pricey, consider looking at other nearby markets that might offer better value:

  • Alabama: Cities like Birmingham and Huntsville are close by and can offer more affordable purchase prices with strong rental demand and high ROI potential. They have landlord-friendly laws, which is always a plus.
  • Jacksonville, FL: Another option in Florida with a strong rental market and potentially better deals.
  • Gainesville, FL: Similar to Tallahassee with a strong student rental market but might offer different opportunities.

Connecting with local investors and real estate agents can give you more insight into whether Tallahassee fits your investment goals. Sometimes it’s all about finding the right niche within the market.

Hope this helps, and happy investing!

Best, Julie Muse
