Leasing strategy for 12-18 month leases.
Considering tenants are more likely to move during the summer months, do you think it's wise to schedule leases to expire during winter months? To discourage moving. TIA

Your question is funny because as Gino mentioned. Most landlords do the opposite. They schedule leases to end in spring/early summer because they don’t want the vacancy during the winter/holidays.
If you think people don't want to move during winter how will you find any tenants if yours moves out? I obviously don't experience winter with most of my rentals. (I changed my MN lease to end July 1st to avoid winter vacancies.) I set my Vegas rentals to expire May1st or June 1st. I rent SFR so almost all my tenants have kids. They plan activities around the school season.
