So far, I've spent most of my time reading/watching videos to understand the commercial real estate world, and now I'm looking to move from theory to practice.

Bought 18 years ago for cheap and have spent a bit over the course of 18 years renovating it.

The boxes we live in should not be the focus while we are in the accumulation phase of our journey.  

I have spent a lot of money letting contractors supply materials only to find out they mark them up 20+% because they went and got them - you should do that yourself - there's a lot of education to be had in procuring materials.Lots of good content on youtube about MH remodeling - check out Drews Mobile Home Repair channel.

Once money spent on the closing and remodel are paid back from the profits, then profits will be split 50/50, as well as equity when we decide to sell.  

I just spent a week fishing north of Bozeman and the average sale price for an SFR right now in Bozeman is 500 to 700k which is a city house on a city lot.. 

However, they keep leaving a pile of junk (boxes, furniture, etc) out on their driveway.
