How much time is involved in managing the property, legal/financial risk in renting in a litigious society and finally alternative investments for your hard earned dollars.

I do think that having an "encouragement" to post bulletins (in addition to forum posts) is a necessary thing, but perhaps 5 points is too generous, if it were one or two, maybe that would still provide the encouragment to post there, but not get abused with crap posts.
