Considering then that you probably don't have an social security number and no bank account in your personal name it's going to be even harder.

I currently do the majority of the advertising, but that will change once I figure out the best methods.

I currently hold their security deposit, only $500 and technically I have threatened to report their business to code enforcement before (I held off) but I could use that as a negotiating tactic for leaving on time, since the fines are up to $5000 in Miami and it’s possible this tenant Does not have full citizenship status. 

But in general, I am wondering the best method to contact this landlord/property owner so as to get their attention and really help them see that my purchasing this property from them would be taking a headache off their hands.

I've seen some wholesalers say that they are consistently getting deals on the MLS- their method involves making LOTS of lowball offers.

I've found a few BRRR candidates but realitors I've spoken to so far while nice and helpful don't seem very knowledgable for this method I want to do single family homes using the BRRR method.

I was not in Social Security due to being in full time ministry, therefore would not qualify for Medicare at retirement.

@Paul LaSpina The amount of money it will take you to hire a competent securities attorney and other professionals (CPA, etc) will far surpass your needs (assuming this is just 2-3 people). 

My other prospective tenant is willing to pay a double security deposit (prepaid rent) because his credit is week.
