It's all about the guarantor on the lease, experience in that chosen industry, a track record of success, liquidity and net worth of the guarantor, and how easily attachable the assets are if something goes wrong.For instance I would never front money for tenant improvements on a business that is not a proven performer.

It also CAN be a good job if you are good at buying and selling stuff for retail people.If nothing else saving some on commissions, being able to get into listed properties whenever you want and of course MLS access is worth everything you need to do.As far as schools I did AREA, as someone else mentioned.

I come at it from the money side and partner with trusted contractor to get the rehab done.Once done - I list and sell the property to retail buyers.
