Which has been harder to find and which has been more important in your investing, a investor savvy agent or a reliable contractor? 

If they are a paid property manager, they should be able to figure it out using a reliable tenant/neighbor, requests for extra police patrols, security cameras, etc. 

I would interview multiple STR management companies so you can get an idea of what they offer, emphasize and their experience so you can hand off your asset in the hands of a reliable, intelligent and effective team.

In 20 years what would you rather have: Complete financial freedom and a younger version of YOU doing all the hard work for you...or a great reputation as a really reliable RE agent who still needs to work every day?

They want to see you are consistent and reliable when it comes to paying stuff back.

Hi, I'm looking for reliable and professional contractors to work with in Kansas City Mo.

The housing market in general is obviously out of control at this point, especially in Massachusetts, so I am open to remote investing as well.My only real goal at this point would be to acquire a property in a reliable market that generates steady cash flow (and hopefully appreciates in the meantime).

My father in law is a loan officer for a major builder and he says their biggest struggle is finding good and reliable contractors to build the homes. 

Keep saving towards a down payment and establishing a reliable source of income.
