I think moving forward our numbers are going to keep getting better for a combination of reason but leading ones will be the fact that people don't yet feel comfortable with the idea of a hotel (shared spaces, elevators, shared ventilation etc) and the reality that since people are staying for longer you can't beat the comfort of having a full size apartment with kitchen and washer and dryer to a hotel.

It would be ideal if I could find two friends who might be willing to share bath#2 and live in bedroom#2 and bedroom#3 but I am pretty sure it will be very tough to make it reality. 

In reality, I work with all my tenants for each of their situations (unlike large corporations), but like all contracts, I'm just trying to get protection against the exception who is gaming the system.

I am in California as well.I just posted on a forum about mentorship and it got taken down.I was then advised to get the Pro subscription, which I thought was funny.Anyhow, I have been looking for a mentor for awhile and most want from $10k-$25k to do anything with you.This is crazy to me, but I guess the reality we currently live in.Well nice to meet you anyhow and hope the best in your journey.

In reality they were just grown men living off the clout of another grown man.

But in reality most GCs for residential flips are handymen that do some of the work themselves and sub out other pieces, while marking up their bids for the subs.  

This way, you can adjust your numbers to the reality of the specific moment you are looking to purchase.

I can't be bothered wasting my time analyzing properties that are no where near their true ARV's or repair budgets nowhere near reality. 

I didn't understand how you find this ideal agent in reality...
