It is certainly possible to make the full time transition quicker if you apply the right strategies and have the ability and time to put forth the hard work.Trying to replace your work salary buy getting into rentals and having cash flow of $100 per month per unit would take a lot of acquisitions to make enough income to replace the 9-5.That is why wholesaling and other types of flipping like rehabs can offer some large lump sums of cash in a much shorter period of time.

For what is worth, our properties inside the 240 loop are renting quicker then any other area of town.  

Since I have cash on hand the rehabbing and flipping strategy seems like a more lucrative option to me for larger quicker returns without having to deal with conventional loans, FHA, HML, etc.

Another factor is that the new investors are over saturating the market and causing there to be too much inventory, having to make all the bigger guys drop their price (which most don't mind doing because they rather sell quicker and move on).

There are so many ways to invest 200k other than investing the whole thing into a 10-16 units that would generate quicker cash 💰.
